DFW's housing stock spans more than 70 years of construction, and each era brought different roofing materials, building codes, and design challenges. Understanding what's on your home is the first step toward making the right roofing decision.

1950s–1960s: Ranch-style and mid-century homes in neighborhoods like Lake Highlands, Oak Cliff, Lakewood, and older parts of Richardson and Garland. Many had original 3-tab shingles or wood shake. If these roofs haven't been replaced, the decking underneath is often 1x6 spaced sheathing that needs to be re-decked with plywood before new materials go on.

1970s–1980s: First-generation suburbs in Arlington, Mesquite, Irving, Grand Prairie, and early Plano. Mostly 3-tab asphalt shingles with 20-year ratings. These homes are well past their original roof life and many are on their second or third roof.

1990s–2000s: The DFW suburban boom — Frisco, McKinney, Allen, Flower Mound, Keller, Southlake, Mansfield, Cedar Hill. Architectural shingles became standard. Many of these roofs are now 20–30 years old and approaching replacement age, especially those that have taken multiple hail hits.

2010s–Present: Newer construction in Celina, Prosper, Forney, Fate, and master-planned communities. Better building codes, improved underlayment, and more impact-resistant materials.
