What We Inspect

Our inspection covers every component of your roofing system — not just the shingles you can see from the ground. We start on the roof itself, walking every slope and examining the condition of your roofing material. We're looking for granule loss, cracked or curling shingles, hail impact marks, lifted edges, and any signs of wear that indicate the material is failing.

Next, we check every penetration point — pipe boots, HVAC curbs, skylights, satellite dish mounts, and any other object that passes through the roof surface. These are the most common leak sources on any roof, and cracked or deteriorated seals around penetrations account for the majority of the repair calls we see across DFW.

We inspect all flashing — step flashing at wall-to-roof transitions, counter flashing where the roof meets chimneys or dormers, valley flashing where two roof planes meet, and drip edge along eaves and rakes. Improperly installed or corroded flashing is the second most common leak source after failed penetration seals.

Ridge vents, box vents, soffit vents, and turbine vents get checked for proper function and damage. Poor attic ventilation is a silent roof killer in DFW — trapped heat in an unventilated attic can reach 160°F in summer, cooking shingles from underneath and cutting their lifespan by 30–40%.

If accessible, we check your attic from inside. We're looking for daylight penetration through the decking, moisture or water stains on rafters and sheathing, mold growth, insulation displacement from leaks, and any structural concerns. The attic tells us what's happening underneath the surface that you can't see from outside.

When to Get Your Roof Inspected

After any major storm. DFW gets hit with damaging hail an average of 10+ times per year. If your area was in the path, get an inspection within a week. Storm damage that looks minor from the ground can be severe up close, and Texas insurance policies typically give you one year from the date of damage to file a claim.

Before buying or selling a home. A pre-purchase inspection protects buyers from inheriting a failing roof. A pre-listing inspection gives sellers the chance to address issues before they become negotiation points. We provide a written report you can share with buyers, agents, or lenders.

If your roof is 15+ years old. Most DFW roofs are architectural shingles rated for 25–30 years, but heat, hail, and UV exposure in North Texas accelerate wear. An annual inspection after the 15-year mark catches problems early — a $300 flashing repair today prevents a $3,000 interior water damage claim next spring.

If you notice interior signs. Water stains on ceilings, peeling paint near rooflines, musty smells in the attic, or higher-than-normal energy bills can all indicate roof problems. Don't wait for an active leak — by the time water is dripping into your living space, the damage to decking, insulation, and framing is already significant.

Most residential inspections take 45 minutes to an hour. We spend 20–30 minutes on the roof itself, inspecting every slope, penetration, flashing point, and ventilation component. Then we check the attic from inside if accessible — looking for daylight penetration, moisture, insulation issues, and structural concerns. After the physical inspection, we sit down with you and walk through our findings with photos. The full process from arrival to completion is usually under 90 minutes.

We prefer it, but it's not required. If you can't be there, we'll complete the exterior inspection, take detailed photos, and send you a written report with our findings and recommendations. If we need attic access or there are specific interior concerns (stains, active leaks), we'll schedule a follow-up when you're available. Being present lets us walk you through everything in real time and answer questions on the spot.
