When Does Your DFW Roof Need Replacement?
Most DFW homes were built between 1970 and 2005 with architectural shingles rated for 25–30 years. If your home was built in 1995 and still has its original roof, you're now 30+ years into a product that was designed to last 25–30. That math doesn't work in your favor — especially in North Texas, where hail, extreme heat, and wind cycles accelerate deterioration faster than the manufacturer spec.
Here are the signs it's time for a full replacement rather than another repair: widespread granule loss showing up in your gutters and downspouts, cracked or curling shingles across multiple roof planes (not just one or two), multiple active leaks in different areas of the home, visible sagging in the roof deck, an insurance adjuster who has recommended replacement, or three or more patch repairs within the last five years.
We see these issues concentrated in older DFW neighborhoods — Lake Highlands, Oak Cliff, Lakewood, and East Dallas in the city of Dallas; Ridglea, Westover Hills, and Meadowbrook in Fort Worth; older sections of Plano near downtown and along 15th Street; and first-generation subdivisions in Arlington, Garland, Mesquite, and Richardson that were built in the 1970s and '80s.
If your roof is showing any of these signs, schedule a free inspection. We'll give you an honest assessment — if repairs will buy you another 5–10 years, we'll tell you. If it's time, we'll walk you through the replacement process and your options.
Our Roof Replacement Process
Every project starts with a free roof inspection. We climb up, take close-up photos of every issue we find, and sit down with you to go through them. No pressure. No scare tactics. If your roof can be repaired instead of replaced, we'll say so.
If replacement is the right call, you get a written estimate with line-item pricing — materials, labor, permits, everything broken out. No hidden fees. No surprise upcharges on install day.
If your roof was damaged by a storm, we handle the insurance claim process before we start any work. We document the damage, help you file the claim, meet your adjuster on-site, walk the roof with them, and make sure nothing gets missed. If the initial estimate comes in short, we file the supplement. You pay your deductible. Insurance covers the rest.
Once the job is approved and scheduled, here's what happens on install day: full tear-off of the old roofing material down to the deck. We inspect every square foot of decking and replace any rotten or damaged boards. Then we build it back up the right way — synthetic underlayment, ice and water shield in valleys and at eaves, new drip edge, pipe boots, step and counter flashing at all wall-to-roof transitions, ridge vents for proper attic ventilation, and your chosen roofing material installed to manufacturer specifications.
After the install, we do a full property cleanup — roof debris, packaging, old material, nails. We run a magnetic nail sweep across your yard, driveway, sidewalks, and flower beds. Then we do a final walk-through with you, hand you the warranty paperwork, and register your product warranty directly with the manufacturer.
Roofing Materials We Install
Architectural Shingles — The most popular choice for residential roofing in DFW. We install Owens Corning Duration, GAF Timberline HDZ, and CertainTeed Landmark. These are dimensional shingles rated for 30–50 years with Class 3 impact resistance. They handle DFW heat and wind well, and they're the most cost-effective option for a full replacement.
Impact-Resistant (Class 4) Shingles — Designed to withstand 2-inch hail without cracking. In Texas, a Class 4 roof qualifies for a 15–30% discount on your homeowner's insurance premium. Over a 10-year period, that discount often pays for the upgrade. If you've filed two or more hail claims in the last five years, Class 4 is worth the conversation.
Metal Roofing — Standing seam and stone-coated steel. 50+ year lifespan, 140+ mph wind rating, and excellent energy efficiency in Texas heat. Standing seam is the premium option — clean lines, concealed fasteners, and virtually zero maintenance. Stone-coated steel gives you the look of shingles or tile with the durability of metal.
Tile Roofing — Concrete and clay tile, rated for 50+ years. Tile is heavy — a structural assessment is required before installation to confirm your roof deck and framing can support the load. We install tile on both new construction and replacement projects where the structure allows it.
Roof Replacement Cost in DFW
Standard architectural shingle replacement on a 2,000–2,500 sq ft home typically runs $9,000–$13,000. For larger homes in the 2,500–3,500 sq ft range, expect $12,000–$18,000. These ranges include full tear-off, new underlayment, all flashing and ventilation components, and the roofing material itself.
Upgrading to Class 4 impact-resistant shingles typically adds $1,500–$3,000 to the project cost — an investment that often pays for itself through insurance premium discounts within 5–7 years. Standing seam metal roofing runs $18,000–$35,000 depending on the size of the roof, but the 50+ year lifespan and near-zero maintenance make it the best long-term value.
If your roof was damaged by a storm, the replacement is usually covered by your homeowner's insurance minus your deductible. We handle the entire insurance claim process — documentation, filing, adjuster meetings, and supplements — so you pay your deductible and nothing more.
